The Principals at One Rock will work closely with existing local relationships and business affiliates such as leasing brokers, property managers, investment brokers, and sub contractors to maximize net incomes. One Rock uses its local market knoweldge to see areas of growth where others do not. We take a hands-on approach and use creative ways to maximize returns for investors. In monitoring the status if our investments we bring a level of experience that is not typically seen in commercial real estate.
Experienced Managing Team: Our managing team has experience in all aspects commercial real estate from capital markets, acquisitions, finance, development, property management, asset management, legal, and accounting.
Strategic Asset Management. The General Partner and managing team will use its local operating ability and in-depth market knowledge to reposition assets that pose issues we can capitalize on.
Direct Communication to Investors: Quarterly distributions for all commingled funds will be consistently provided with a level of professionalism not typically seen in real estate.
Extensive Local Network for Referrals: Our ability to close quickly and our management structure have made it possible to leverage an extensive local network of real estate professionals.
Streamlined Process: We have a set process consisting of specific phases for every step of the investment process. This will give is the ability to act quickly in acquisitions, due diligence, and dispositions.
The right structure: The General Partner will make capital contributions on all acquisitions. This will align the interests of the general partner and the limited partners.
The principals at One Rock will work closely with the leasing and property management professionals to achieve maximum net incomes. When no more value can be added to the property, the asset will be put back on the market at its new stabilized value. Prior to disposition One Rock will conduct a hold/ sell process to determine the optimal timing of a disposition. One Rock strategically determines weather to hold/ sell based on factors such as market cycles, capital markets, and unrealized property potential. One Rock will remain flexible and will seek the most attractive market conditions in the disposition of assets.
